Our Home Information Packs fully comply with new government legislation and include an EPC (Energy Performance Certificate) FULL LOCAL AUTHORITY SEARCH (not a personal search, as some pack providers may produce!) and we use professional and friendly Domestic Energy Assessor's. We can also extend our service Nationwide. However, please note that prices may vary in cost depending on your postcode area, due to the non standardized Local Authority Fee's. Did you know that HIP's are now a legal requirement? Properties marketed for sale from the 14th December 2007 in England and Wales will need a Home Information Pack (HIP), which includes a Home Energy Rating. The pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a Sale Statement, Searches and Evidence Of Title. ** As of the 6th April 2009, it is necessary for the seller to incorporate a PIQ (Property Information Questionaire) into the contents of the HIP. This is now a legal requirement and a mandatory obligation by the seller. The Property can no longer be marketed until the Home Information Pack is complete and available for viewing by the potential buyer. The HIP is valid for the duration that the property is marketed. Should the property be removed from the market, and subsequently re-marketed within 1 year, no documents will need to be updated. However, if the property is marketed after 1 year, Local Authority and Water Searches would need to be commisioned again at an additional cost to the seller. The EPC is valid for 3 years from date of certification. We are able to produce HIP's for Freehold, Leasehold, Registered and Unregistered properties. However, should your property be Leasehold or Unregistered please advise our office at the time of commisioning your HIP as we will require supporting evidence in order that the appropriate documentation canbe incorporated into the contents of the HIP.

provided Our Home Information Packs start at just £320.00 + VAT for the Market Harborough Area and include a folder with two branded CD's . We provide a FULL Local Authority Search, not a personal search as some Pack providers may produce! Our service is also extended Nationwide, please ring our office for a competitive quotation. DEA's can take up to 2 hours to complete the inspection/assessment. Our DEA's are fully qualified to produce Energy Performance Certificates and have been security checked. Our DEA's will need to take photographs of certain elements of your house ie the boiler, water tanks etc. Should this pose a problem, please advise our office prior to the appointment date. Our DEA's will also need access to boilers, hot water tanks and loft space. Could you please ensure that these area's are accessible during the inspection. All properties to be inspected must have working connection to major utilities (ie Gas, Electricity and Water). Occupants facilitating access to the property must be 18 years or over and pets must be kept secure until the inspection has been completed.
